The attic with a floor space of approx. 430 m² is expandable over 2 floors. The possible gross floor area is approx. 845 m² and usable living space is 677.22 m². The legally binding preliminary building permit has been available since May 2019. It allows the building structure and the construction of 2 floors. In the current planning, 5 main apartments are planned, with sizes between 95 m² and 185 m². An elevator and a roof terrace are also possible. The building with its interesting clinker brick façade was completely renovated in the 80s. About 3/4 of the apartments in the building were completely renovated and rented out. The building is in an ideal location between two large historical parks, the Volkspark Schönholzer Heide and Schönhausen. Around 1900 Pankow was a district of the upper middle class. After the Wall was built, the neighborhood developed into the favorite district of the GDR oligarchy — partly because of its proximity to Schönhausen Palace, the residence of the GDR president, and because of the high density of embassies of the country's allies. Historically, the district has a very good building infrastructure. The S- and U-Bahn station Pankow is only a few walking minutes away and several bus lines stop directly in front of the house. You can quickly reach the neighboring district of Prenzlauer Berg, the heart of the Berlin scene, where you will find an almost infinite variety of leisure and cultural activities. The Potsdamer Platz can be reached in 8–13 minutes by S-Bahn.
